From New York Times Bestselling Author, Penelope Ward, comes a new standalone novel.
Sharing a summer house with a hot-as-hell roommate should be a dream come true, right?
Not when it’s Justin…the only person I’d ever loved…who now hates me.
When my grandmother died and left me half of the house on Aquidneck Island, there was a catch: the other half would go to the boy she helped raise.
The same boy who turned into the teenager whose heart I broke years ago.
The same teenager who’s now a man with a hard body and a hardass personality to match.
I hadn’t seen him in years, and now we’re living together because neither one of us is willing to give up the house.
The worst part? He didn’t come alone.
I’d soon realize there’s a thin line between love and hate. I could see through that smug smile. Beneath it all…the boy is still there. So is our connection.
The problem is…now that I can’t have Justin, I’ve never wanted him more.
Author's note – RoomHate is a full-length standalone novel. Due to strong language and sexual content, this book is not intended for readers under the age of 18.

Caro’s Review: 4,5 Stars
“Roomhate” is the story of Justin and Amelia, former childhood besties, now turned enemies. They inherite the house of Amelia’s Nana and now have to see each other again after almost a decade of total radio silence. What happens, if life mixes two estranged lovers into a pot, adds a dose of nostalgia, resentment and then a lot of angst??? Well, I’d say the result is called “Roomhate”…
So, I just wanted to sneak a quick peek into the book, since I was literally still in the middle of another book – but holy cow, I couldn’t stop reading anymore!!! “Roomhate” is addicting, so beware everyone LOL
I was aware of the fact, that Penelope Ward can write angsty books like a pro. And let me tell you, I’m definitely a self-proclaimed angst-addict. But even I ground my molars, so be aware that there is a ton of angst in this otherwise beautiful story.
The bond between the two MC’s was beautiful and the hatred Justin showed Amelia at the beginning definitely made for an explosion of emotions. This would have been the perfect book for me, if only… Yes, there was a very big issue, that bugged the hell out of me. This book had almost no sex in it. I totally agree, that there are books, where there is not much action in the bedroom-department necessary. But in “Roomhate”, the sexual tension just about killed me and there definitely were opportunities to add one or two additional sex-scenes earlier in the story – but nope, the first real sex (there was a bit of making out before) took place 83% into the book. Yep, and then there was not much else. Yes, the sex was very important at this time of the story and it was very highly emotional – but I really missed it for the most part. That’s why I can’t rate the book with the full 5 stars. But otherwise, the writing was amazing, the banter between the two MC’s was perfect, the pace was really good and the twists were predictable but exciting.
All in all, I rate “Roomhate” with 4,5 stars and can recommend it to fans of angsty romance and/or Penelope Ward.

Claudia’s Review: 4.5 emotional stars
I should start saying that I love friends to lover stories, second chances stories and once I read the blurb and saw the alluring cover, I decided I had to read this book, besides this is my first book from Penelope Ward, I’ve been wanting to read her books for a long time, so I had my expectations high.
Justin and Amelia were friends since they were kids. They had a lovely friendship and it was too obvious what they fell for each other too. Amelia abandoned Justin, she mad a bad decision, she was just a teenager and she regretted that decision ever since. Jason was hurt and didn’t want any contact with her, he moved on and forget about her. Amelia tried to contact him but the damage was already done. Years later they were forced to meet again, when Amelia’s grandma died and she left Amelia and Justin the beach house on the island where they grew up.
I don’t know if Room Hate was the suitable name for this book, because there wasn’t hate between them. Once they met again, I could tell that the love they felt for each other was still there. Well, Jason was hard with her at the beginning, because Amelia really hurt him, but he still cared for her. Things weren’t easy between them, but they had a life together now, and they just had to live it, accept it and eventually they had their second chance.
I love how Penelope made me connect immediately with the story. The development of the plot with the twists made me engage and never want to stop reading. When I though there was no more chance between this two, suddenly there was hope and I was full of joy but it didn’t last too much and I wanted to cry because all that I wanted was that Jason & Amelia have their HEA. I can only tell you that they have a lovely HEA. <3 <3 <3 You just have to read it and live everything that I did while reading this book.
All in all, this was a heartwarming love story, hot with a lot of sexual tension, some drama and angst just the perfect balance. You’ll love it.
